Here are the three most reliable deal sources for new investors:
Source 1: Driving for dollars. Get in your car. Drive through neighborhoods. Look for distressed properties. Tall grass. Boarded windows. Code violations. Those are motivated sellers.
Source 2: Direct mail to motivated seller lists. Absentee owners. Tax-delinquent properties. Probate. Pre-foreclosure. These are people who NEED to sell and often cannot go through a traditional listing.
Source 3: Online platforms. Craigslist 'for sale by owner.' Facebook Marketplace. Local real estate investing groups.
The magic number is consistency. You need to be generating leads every single week. Not when you feel like it. Every week. The investors who close the most deals are the ones who never stop looking."
"Most new investors freeze at this step. They find a potential deal and then spend three weeks analyzing it until someone else buys it.
Here is the formula:
For fix-and-flip: After Repair Value minus Repair Costs minus Your Profit Margin minus Holding Costs equals your Maximum Offer Price. If the seller accepts at or below that number, you have a deal.
For wholesale: After Repair Value minus Repair Costs minus End Buyer's Profit Margin minus Your Assignment Fee equals your Maximum Offer Price.
The math is not complicated. What is complicated is the courage to actually submit the offer.
Here is what I tell my apprentices: Your first 10 offers will probably get rejected. That is fine. Offer #11 might make you $15,000. But you will never get to offer #11 if you quit after offer #3.
This is the single biggest reason people fail in real estate. Not bad deals. Not market conditions. They stop making offers because rejection feels personal. It is not personal. It is math."
"You have a deal under contract. Now what?
This is where 90% of courses leave you hanging. They teach you how to find and analyze deals. They do not teach you what happens when your lender calls with a question you cannot answer. 'What if I have no money to invest?' That is what creative financing strategies are for. Several of our students started with zero capital and closed deals using subject-to, lease options, or wholesaling. Your mentor will help you pick the right strategy for your situation.
'How quickly can I expect to close my first deal?' Most of our apprentices who are consistent close their first deal within 90-180 days. Some faster, some slower. It depends on your market, your strategy, and how much time you put in.
'Is this available in my area?' We mentor investors across all of North America. Real estate investing works in every market.
'What if it does not work for me?' We are transparent about this. Not everyone succeeds. But our model is designed so that we lose money if you do not succeed. That means we are as motivated as you are to make sure it works.
